listen up realestate gurus, i have a piece of property that has unpermited improvements!?

Posted by admin on February 27th, 2010 and filed under realestate properties | 2 Comments »

unpermited add on’s and coversions. i just found this out. i have about a 500 neg cash flow on it and im guessing its gonna cost big money to get the changes legal and permitted. im thinking of giving up the property to the mortgage company. what are my options?
the county is aware of it.

Is the county telling you to fix it? Before you consider giving it up, get some estimates on bringing your home up to code. It may seem like alot of changes/modifications, but an estimate will give you a clear picture of whether it’s worth keeping your home or not. Generally it’s not all that much to get an addition/modification permitted if the addition was done properly. The market won’t stay this way forever, and homes generally increase in value over time, so you may find out that your best bet would be to hang in there, get those estimates, see if the county will give you time (if they’re harassing you about it), and see if a lender or your lender might work with getting you the money you may need to make the needed corrections. Otherwise, if the county is not pushing the issue, make the corrections as you can afford to. A house up to code is worth more than a house that isn’t. If you have equity in your home and can afford to refi, then it might be a good idea to do so and keep your home. To do a deed in lieu of foreclosure is what I’m thinking you’re thinking, where you hand the keys to your lender and walk away from the home, but that is a decision the lender would make, and at this time many lenders are trying to have their clients stay in their homes rather than take them back. Lenders generally don’t want the hassle and expense of trying to resell the home. A foreclosure would mess you up big time with your credit. It would take at least 2 years before you could try again to get a home. Hope this helps, good luck :)

real estates???that a good programs for a student to take it to make diploma?

Posted by admin on February 27th, 2010 and filed under real estates | 1 Comment »

i must decide what course i should take before i continue study at university. So i dont know real estates is a good choices for me or not. Furthermore,in future. It is have a lot of jobs???or i should change that course????help me please!!!

It varies from state to state but I never heard of a real estate diploma usually it’s a certificate. I would not recommend this course not just because of the housing market but because I feel it would be difficult to make a living off of it. Think about it how often do people move from their homes. every 5-7 years is the average and now you’re competing against all the real estate agents. It just sounds like a huge head ache.

Is it legal to advertise other realtors listings?

Posted by admin on February 27th, 2010 and filed under realtors | 4 Comments »

I have other realtors in my office I can advertise for them, but being a realtor and the listings are the other realtor’s listings, I am not sure I can advertise the listings legally.

I’m not sure about the legality question, but it is against the Realtor Code of Ethics to advertise another agent’s listing without their permission.

Most agents I know will gladly give you permission to advertise it in place where they aren’t already advertising it. It’s just more exposure.

How does a realty firm work?

Posted by admin on February 27th, 2010 and filed under realty | 1 Comment »

I’m looking for rent to live off-campus next year, so I contacted a realty to find me a house. What do they exactly do for me? Do I still have to contact the landlord too? thanks!
If I find a house with people who are looking for an additional roommate, can the realty still help?

Property owners wishing to rent their property may hire a real estate company to act as their agent. These companies are paid by the property owner to list the property, find the tenants, show the property, check the prospective tenant’s credit history, get references, make sure the tenant is acceptable and can pay the rent and sign the rental agreement. In many cases you will pay the rent to the real estate company.

No, you don’t usually contact the landlord. One reason landlords hire real estate companies is so that the real estate company can handle all of the details. Sometimes you may be charged a small fee by the company to pull your credit and handle the documentation, sometimes not.

You can also look for available rentals in the local newspaper or online on such places as craigslist.org. You don’t necessarily need a real estate company but sometimes landlords are more comfortable having a real estate company handle the property.
Good luck!

Which site is best for realestate in US?

Posted by admin on February 27th, 2010 and filed under realestate com | 2 Comments »

I have been to these sites:
1. realestate.yahoo.com
2. zillow.com
3. trulia.com

Which site do you you think is the best one?
Do you know about any other sites?

Since "all real estate is local" I think the website should be local also. If you are looking for real estate in Houston Texas there are several web site (at least three dozen) that have the entire MLS in search-able format. Most high production real estate agents provide this access on their website at no cost or obligation.

I see no advantage to a national site.

Foreclosures?

Posted by admin on February 27th, 2010 and filed under realestate listings | 4 Comments »

How do you find them, how do you buy one and what do some of the terms mean? I was browsing around on yahoo realestate and noticed homes for sale with a loan balance of as low as $2k dollars. Does this mean all you have to pay is the remaining balance of $2000. I m confused please help.
I am also looking for sites that have free listings of foreclosures in cypress and buena park, california. Thank you for your help. :)

I am not sure what you are looking at. Foreclosures do not sell for 2k, they sell pretty close to the market rate. They are driving the market rate down, but they are still in it.

The foreclosers are in the MLS, listed as REO. Have your agent print you up a list.

How can I find out if a realestate license is valid?

Posted by admin on February 27th, 2010 and filed under realestate | 3 Comments »

I want to make sure someone is legit that will help me reduce the
loan on my home

Go to your state’s website and find the professional license area. Search real estate salesperson licenses. You should be able to look up the license and they will provide you status including when it will expire and what Broker holds the license.

Media and Cache Valley Real Estate

In this video Cache Valley Real Estate Broker, Robert Brown, talks about how the media is still putting a negative spin on the real estate market, even in Cache Valley where homes values have stayed fairly stable compared to the rest of the State. Homes are selling in Cache Valley and it is still a good market to sell your home, especially if your home will be selling for less than $200,000, which is the Cache Valley real estate market that has been least affected by the economic downturn. If you have any more questions about what is really going on in Cache Valley real estate market, please contact a REALTOR before you believe everything that is being portrayed by the media. If you have any questions or comments please email Robert Brown at Robert@UtahCornerstone.com. To see all the Northern Utah and Cache Valley home listings visit www.LoganUtahRealtor.com.
