Why do most people look down on Realtors as a whole? Do most people realize the actual job requirements?

Posted by admin on March 3rd, 2010 and filed under realtors | 6 Comments »

I wonder why realtors get laughed at and made fun of. Most people think just for doing "a little paperwork" they get paid "thousands". Does anybody realize that it’s actually very time consuming and if done properly, can save the buyer or seller a huge headache and/or money. It’s actually a JOB. Often times, the realtor does not get paid if there is no end result, even though there were endless hours put into it. Are these jokers snobs or what?

I’ve never known realtors to be looked down upon or laughed at.

But then I’m an insurance adjuster.

You should see some of the nasty looks I get when I tell people what I do! I’m hated just as much as a lawyer or used car salesman but no where near as well paid!!

What is the best way to get MLS input sheets out to my realtors and receive them back filled in?

Posted by admin on March 1st, 2010 and filed under realtors | 1 Comment »

I am inputing listings in the MLS and realtors have been faxing me hard to read input sheets to enter. I waist alot of time calling them back and trying to figure out what they wrote down.

Create a web site form and have them fill it out on line. When you get it back its already filled in and can easily be cut and paste if you still want to waste time (albiet less time than before) entering it. Or have a web programmer take it and automatically send it to where it needs to go.

You can have the site hosted with a database for making them login and have the whole thing secure for less than a 200-300 bucks a year. And you should be able to have the thing designed for something like 8 hours of work at no more than $50/hr if you just shop around.

I would do it for that if you can’t find anyone reasonable just for the learning experience. I do a lot of database and web stuff and think I could figure out something that would make ya happy. Just let me know if you are interested.

Is it legal to advertise other realtors listings?

Posted by admin on February 27th, 2010 and filed under realtors | 4 Comments »

I have other realtors in my office I can advertise for them, but being a realtor and the listings are the other realtor’s listings, I am not sure I can advertise the listings legally.

I’m not sure about the legality question, but it is against the Realtor Code of Ethics to advertise another agent’s listing without their permission.

Most agents I know will gladly give you permission to advertise it in place where they aren’t already advertising it. It’s just more exposure.

Can i pay my friends to market or sell my house for me in Florida? Can only Realtors receive commissions?

Posted by admin on February 25th, 2010 and filed under realtors | 7 Comments »

A realtor told me that only realtors can receive commissions in Florida. Is that true? Why couldn’t i incent someone or thank a friend who sends me a buyer? That does not seem right. Why would i be forced to ‘only’ work with a realtor when my own ‘warm market’ is pretty big?

The real estate profession is regulated by state law, so it’s illegal to earn a commission on a real estate sale if you are not licensed. Buying and selling real estate is a complicated legal matter and you must consider what would happen if either of you were sued for some reason – what’s your protection? It’s better to use a licensed real estate agent and negotiate the commission if that is what you want to do.

Having said that, however, there is nothing stopping you from giving your friend a gift of cash as a thank you for referring a buyer to you. The difference between giving a friend a cash gift and providing a commission on a home sale is how it’s accounted for by the IRS.

what is the best way to show the best idea of advertising and marketing to realtors and home owners?

Posted by admin on February 23rd, 2010 and filed under realtors | 4 Comments »

my method of advertising and marketing will change the whole game of selling a property at a bettter price. Problem: realtors and/or owners have a hard time seeing the advantage….its like they dont want to be up to date with change.

Your best bet is to spend some time and effort in making your information available. You may want to have your method copyrighted if it is unique. Then spend some time getting flyers out to the real estate offices in your area. Start local and then expand.

Remember two things:
1- Rome was not built in one day.

2- realtors and home owners are reluctant to spend money on an un-proven method of selling. They want as much guarantee as possible on the investments they make.

REALTOR Training – Virtual Prospecting

Posted by admin on February 20th, 2010 and filed under realtors | No Comments »

http://CommissionGusher.com Realtor Training – The realtors Virtual Prospecting system is by far the most advanced way for real estate agents to be able to find new business today. With the combination of four websites, you are able to carve out any amount of business that you desire.

The for websites that you need are 1. Personal Web Page 2. Client Contact Blog 3. non Branded Opt-in Page 4. Referral Directory

As a Realtor you know you need a Web Page and that is where most agents get stuck. Most real estate agents do not have a very effective lead generating web page. The site is normally just a surfing site with all the kinds of information that give the visitor A.D.D. and do not encourage the buyer or seller to leave their contact information.

The page most often does not have video and when it does the user is not getting the most out of the way they are using it. The are not on YouTube and when they are they are not using the components of YouTube to get them to the top of the search engines to drive free traffic.

GO TO http://RedHotWebPage.com

As a REALTOR you also need a BLOG. You must keep in touch with you entire list and 97% of them will not be buying for 1 to 10 years. A BLOG enables you to keep in touch with you list without appearing to be selling because it is news. Because if you do not keep in touch with your list somone else will.

A good BLOG will be 95% news and 5% sales with a link back to your web page. You do not want to have your BLOG domain name associated with your web page as it too will be considered a sales page.

GO TO http://ClientContactBlog.com

The Third web page you need is you non Branded Opt-in Page. We have developed a three step opt-in page that works like stealth. Ideally it is set up to be a gateway to the main listing sites in your area. It is designed to be used with Google the #1 web page on the Internet as well as Yahoo, Craigslist and Kijiji.

This is the Pit Bull of the lead generating virtual experience, it is to be used to go after now business. The great part about this is that it can be turned on and off when you want to work.

Because of it’s direct response nature it is the best measurable way to get leads and build your business today – BAR NONE – and I will go as far to say that there has never been a system developed as powerful as this in the history of prospecting

GO TO http://GoldRushLeads.com

The fourth tool you need to round out your virtual marketing experience to be involved with a REALTOR or real estate agent directory.

The obvious reason is for out of town out of province out of state or out of country referrals. But the bigger reason is to be able to use it at the listing presentation so that you can show your clients that you are involved with looking for buyers moving into your town or city.

You can then use the script that we provide with Canada Referral and United States Referral to get the seller to want to send you all the buyers and sellers that they meet. The reason the script is designed to be used at the listing presentation is because that is the day that they will stat to talk about real estate more then any other time in their life.

GO TO

http://CanadaReferral.com

or

http://UnitedStatesReferral.com

Finally all of this must come with training as it is a very strategic way of selling. So we have built the Commission Gusher Training System and we will be showing you how to get all of the knowledge the skills, the equipment and the software to enable you to be a major player in the Virtual Prospecting world today.

We always like to ask are clients to check with their local real estate boards, RECO, CREA the provincial ore state governing bodies throughout Canada and United States such as OREA.

The reason we say this as it is important to be up on the current national and regional advertising standards and regulations with regard to real estate in the Canadian or United States of America real estate markets.

Questions about realtors and buying a house?

Posted by admin on February 19th, 2010 and filed under realtors | 6 Comments »

I found a house that I would like to buy. The couple who owns it is going through a realtor to sell it. Is it possible to work with the owners instead so that the costly closing costs won’t be a problem?

The house I’m wanting to buy is $40,000. (I live in rural Indiana). What would the closing costs be?

If I go through the realtor to buy this house, can I get the home loan from the bank of my choice or will I need to use the realtors financing?

This will be my first home purchase and I know nothing about realtors. All help is much appreciated.

the Realtor has nothing to do with closing costs or where you get your funding from, the realtor gets paid a 3% comission wich is paid from the seller, the closing costs all depend on your loan officer thery make the fees now there are some fees thaey cant change like apprasial, title, doc prep, but there are fees they can lower such as loan origination, mortgage broker fee, processing fee, on a loan amount that small i would say your costs will be under 2,500 and they will most likley be rolled into the loan and not have to come out of your pocket.good luck and congrats on the new house
